Stay in a beautiful orchard villa situated right between Kivik and Stenshuvud national park, in the heart of Österlen, with a panoramic view of the sea. The villa sits at the top of the 7 hectare organic apple orchard that has been around for nearly a century. Perfect for families or groups of friends.

Located on the beautiful and quiet Karakåsvägen road leading from Kivik center to Kiviks Musteri, and then on to Stenshuvud. This coastal property has the perfect balance of relaxation and activities to enjoy the best nature and charm of Österlen.

The Penthouse Unit:
The penthouse unit consists of the entire main floor of the villa with its own private entrance. The unit includes a large living and dining room with 2 fireplaces, 4 bedrooms, 1 bathroom, a large kitchen, 2 large balconies.

- For bookings longer than 1 week, sheets and towels can be changed up to 1x per week upon guest request
- If you prefer to bring your own, just let us know and we will not make up the beds.

- Wood fire hot tub on the property (24 hour notice needed to use it)
- Outdoor grill (charcoal) specifically for the Penthouse guests
- 2-3 adult bikes are available to borrow (helmets not provided)
- 4 beach chairs available for guest use
- Table fans provided in each bedroom for warmer days

- Outdoor parking available for 2-3 cars
- Please note the driveway is gravel

- Bredarör, Kiviksgraven, Kungagraven - 3 minute drive, 6 minute bike ride (historic Bronze Age grave site)
- Stenshuvud parking for viewpoint hike - 12 minute drive, 35 minute bike, or 2.5-3 hour round trip hike
- Stenhuvud Knäbäckshusstranden (white sand beach) - 13 minute drive, 35 minute bike, or hike through Stenshuvud
- Simrishamn - 21 minute drive
- Skåneleden trail, 1600 km of trails throughout Skåne, leads through Kivik, directly past the villa and on to Stenshuvud.

Pets:
- Up to 2 well behaved pets are allowed.
- Please let us know when booking.
- An extra fee will be charged to cover additional cleaning and maintenance.
- Please do not allow pets on the furniture.
- This is a working orchard with heavy equipment in some areas, so pets must be kept on a leash when outside on the property at all times.

Other Notes:
- Young children should always be supervised outside as this is a working orchard with farm equipment.
- Laundry is not available in the unit directly, but is available on the property. Just contact the owners to arrange a time.
- No loud or destructive parties. Family gatherings for special occasions are allowed with prior notice.
- There is another tiny home rental unit on the property further away from the villa. Only the parking area is shared. Can also be rented together with the house for larger groups.


Interaction with the Owners:
We do live on site in a separate unit downstairs, but the entrances are completely separate and we will not bother you. While it is a working orchard, so you might see us around the property, you’ll have as little or as much interaction with us as you want.
