Rent our lovely house in Roslagen. The villa is newly renovated surrounded by forest and close to swimming, nature, golf and other fun activities.

LOCATION:
* 150 meters to the lake/bathing area (as the crow flies), 5 min walk (high bathing temperature early in the season).
* 8 min by car to large beach (Gisen).
* 3 min by car to grocery store. Bicycle path is in direct connection from the house.
* 50 meters to football field
* 6 min by car to Burviks golf club.
* 13 min by car to nature reserve
* 25 min to Väddö (fun destination with alpaca farm, Väddö's Gårdsmejeri, Bondens glassbar)
* 25 min to Hallstavik's outdoor pool
* 20 min to the Viking village Storholmen
* There are plenty of flea markets in the area for those who like treasure hunting.

THE HOUSE:
Our bright yellow house is located in a quiet area with only five houses around. Walking distance to the swimming area that suits the whole family, football field, nature and bike path into the center, there is a well-stocked Ica store (agent for Systembolaget, Apotek Hjärtat, Postnord and DHL).

The garden is 1250 sqm with a large lovely terrace with sunshine from early morning to sunset. There is a barbecue and several seating areas available. Not to forget our cozy orangery where we eat almost all dinners in the summer. In the garden there are also toys to keep the smaller children busy.

Within short walking distance is Lake Sottern with a bathing jetty and a sandy beach for the little ones. The bathing temperature here is high at the beginning of the season.

If you like to hike or play golf, there are both nature reserves and a golf course in the vicinity. If you want to swim at a larger beach, Gisens bathing place is 8 minutes away by car.

SLEEPING PLACES:
The house is about 100 sqm distributed on two levels and basement. On the first floor you will find an open kitchen with kitchen island, dining area, a living room with working tiled stove and a small toilet. In the kitchen there is a staircase down to the basement level where there is a guest room with two single beds (90 cm x 2).

On the second floor there is a large master bedroom with a generous ceiling height of four meters. Double bed (180 cm), daybed, desk, cozy fireplace and a larger bathroom with shower. There is also a guest room with a 120 bed and a family bed (bunk bed 120 bed + 90 bed).

Extra beds available: Sofa bed in the living room (double bed), soft daybed in the master bedroom (90 cm), extra bed (90 cm). A total of 13 beds in the house.

TO ADD:
* There are plenty of board games and puzzles for young and old.
* For parents with small children, there is also a gate on the ground floor by the stairs to the basement.
* The kitchen is modernly equipped.
* TV is available with the ability to log on to streaming services.
* Mobile broadband is available. At high pressure and many connected, it can lag.
* Bicycles are available to borrow. One adult and one child bike are available.
* A travel cot for infants/babies is available to borrow.

* Kind dogs are welcome. There is an extra charge for cleaning.
* Cats are not welcome due to allergies.
* It is not allowed to have a party, play too loud music or disturb neighbors.
* We do not rent the house to groups of friends but couples and families with children are prioritized.
* Minimum age for renting is 25 years.
* Deposit 4 000 SEK will be added.

NOT INCLUDED:
* Cleaning. A fee of 1000 SEK will be added. If a dog is included, the cleaning fee is 1500 SEK.
* Sheets and towels. Bedding / Linen set can be rented for 250: - / person (set) (pillowcases, duvet cover, bottom sheet, a large and a small towel are included).
* Charcoal for the grill
* Wood for the fireplace and tiled stove
