Big Summerhouse, own beach, motorboat included!

Wonderful child friendly cottage with its own beach and jetty by the lake Fryken.
The cottage is modern and well equipped. It has beautiful views of the Lake Fryken in Värmland. The house comes with a boat and engine (free of charge) and has a wood burning sauna by its own jetty on the lake.

The cottage has panoramic views over the lake and is equipped to a very high standard.

Its a big house with an open plan living area over 2 floors, it has 9 beds - 2 King Size double beds, 2 single beds (one with an extra pull out bed) and one sofa bed which sleeps 2 people. We also have two cots and a highchair.
Please note: A maximum of 6 adults.

Downstairs we have a big bathroom with a shower and a washing machine. This is also where the open plan kitchen/living area is. Also downstairs is a bedroom with a double bed.

The upstairs, where one of the double beds are, is also open plan. Here is also a small bathroom, access to the balcony and a small sitting area with a TV/DVD player/Playstation 2. The double bed is situated next to the bathroom in an alcove which is screened off with a curtain for privacy. Here are also two single beds with a pull out extra bed as well as a sofa bed which sleeps two people.

We have installed safety gates both upstairs and downstairs to make it safe for children. These can be removed should they not be needed.

It has satellite TV (Swedish), DVD player with several films available. We also provide free broadband for our guests. There is a Playstation 2. There is an extra TV upstairs with a DVD player. There is a big wood burning fireplace in the living room downstairs. The kitchen is well equipped with amongst other things a dishwasher, Fridge/Freezer, Kettle, Toaster etc . There is also a washing machine at your disposal.

Our wood burning sauna is right beside the lake and is surrounded by a jetty where there is another open fireplace where you can BBQ. There is an additional shower in the sauna, but this is not available in low season.

There is a rowing boat included in the price with a small engine. The boat is a free service (the owner is not obliged to provide an engine should the engine break down etc). There are life vests for 5 adults and 4 children plus a baby.

Great opportunities for fishing!

We have garden furniture both down by the jetty and on the big decking by the house.

The cottage is at the edge of a summerhouse area. There is approx 7km to Kil where there are food shops, Off licence, pharmacy, banks, post office, library, tourist information, petrol stations and more. The train station has good connections to Karlstad, 10-15 mins.

Kils skislope and golf course is nearby. Across the lake is a camping site where there is a pub, mini golf, play and swimming area. Karlstad is approx 20 minutes away by car and Sunne ca 30 min (Ski Sunne and Sunne Waterpark).

Please note: There is no guarantee that the boat will be available in low season, this depends on weather conditions. There is also no water supplied to the sauna during low season.

The house is available to let for less than a week in low season but only for a minimum of 4 days.
