🌾Welcome to Björkbacken Farm – a peaceful countryside retreat at the end of the road. Here you’ll find a charming rural stay, perfect for those who wish to enjoy tranquility, nature, and beautiful views of fields, pastures, and forest.

🏡 The lovingly renovated house is fully equipped for a comfortable stay. With four bedrooms and a total of 12 cozy beds, it’s ideal for larger groups – best suited for 8 adults plus children. Whether you’re planning a weekend getaway or a longer holiday, this is the perfect place to gather family and friends.

☀️ The spacious terrace invites you to relax and enjoy time together from early morning until late evening. Outdoors, there is plenty of space for rest, play, and activities for all ages. In the barn, you’ll also find a ping-pong table and some workout equipment – perfect for a bit of fun or exercise, no matter the weather.

🌲 With nature right outside your door, it’s not uncommon to see deer, hares, foxes, and sometimes even moose wandering across the fields or forest edge.

The house is heated with a heat pump and additional electric radiators. Underfloor heating is installed in the utility entrance, laundry room, toilet, and shower room for extra comfort.

The ground floor features an open-plan layout with kitchen, dining area, and living room – perfect for spending time together.

Dining area with 8 chairs, extendable with an extra table and 4 more chairs.
Small children’s seating area (4 seats) plus 2 highchairs.
Fully equipped kitchen with large island and 4 bar stools.

Laundry room with sink, washing machine, and drying rack.

Upstairs – plenty of space for rest
The upper floor has 4 separate bedrooms with a total of 12 beds.

Living area with sofa and TV screen.
Bedroom 1: 3 single beds (90x200) + 1 crib.
Bedroom 2: 2 single beds (90x200).
Bedroom 3: 2 single beds (90x200) + 1 bed (80x200).
Bedroom 4: 3 single beds (90x200) + 1 bed (80x200).

TV, internet & connectivity
No traditional TV channels installed.
2 TV screens for DVD or mobile connection via HDMI.
USB-C and Apple Lightning adapters provided for connecting phones to TV.
DVD player.
Wi-Fi via mobile broadband and router (best coverage on ground floor).
Telia offers the best mobile coverage in the area, but we cannot guarantee connection. 5G is available at the address.

Patio with outdoor furniture, barbecue, and pizza oven.
Access to barn with ping-pong table and some workout equipment.

📋 House Rules – for Comfort and Safety

🔻 General
🔹 The house accommodates a maximum of 12 guests – no additional overnight visitors are allowed.
🔹 Check-in from 3:00 PM
🔹 Check-out by 11:00 AM
🔹 Parties and events are not permitted.
🔹 Smoking is prohibited indoors.
🔹 Pets are not allowed.

🔻 Safety
🔹 Smoke detectors, fire extinguisher, fire blanket, and fire escape ladder are available in the house.
🔹 Use the pizza oven and grill with care.
🔹 Use of exercise and play equipment is at your own risk.
🔹 Areas marked Private are not accessible to guests.

🔻 Electricity & Costs
Electricity is not included in the rent and will be charged at 2.50 SEK/kWh upon check-out. By using electricity thoughtfully, you contribute to both lower costs and more sustainable energy use on the property.

🔻 Cleaning
We kindly ask guests to clean before departure – detailed cleaning instructions are provided on-site.
If you prefer, final cleaning can be booked at a cost of 2,500 SEK.
Even with booked cleaning, we kindly ask you to: wash dishes and tidy up, empty the trash, return furniture to its place, and leave the house in an orderly condition.

🔻 Waste & Recycling
Sort waste according to the instructions in the kitchen.

🔻 Bed Linen & Towels
Bed linen (sheet, duvet cover, pillowcase) and towels are not included in the rent. Please bring your own if possible. If not, they can be rented for 200 SEK/person.
When rented, guests make their own beds and upon departure leave used bed linen and towels in the laundry room. For everyone’s comfort and hygiene, the use of bed linen is mandatory.

🔻 Responsibility & Damages
Please treat the house and its furnishings with care. Any damage or issues should be reported immediately. Guests may be held liable for abnormal wear and tear.

Björkbacken is located in a vibrant rural area with active farming, which may occasionally involve some activity or sounds from agricultural work.
As the house is set in the countryside, insects (such as flies) may appear during warmer months. We do our best to minimize inconvenience by using insect traps and nets.
