This newly built, exclusive and spacious house is perfect for the big family or a group of friends. The house is highly situated with water views on a large sunny plot of land.
The house will offer you a sense of privacy with its protected patios. The large wrap around deck provides lounge furniture, jacuzzi, dining furniture and a barbecue. The lawn in front of the house is a great space to play fun summer games, which are available upon request

The house is open plan and has an impressive 7 meters from floor to ceiling in the living room areas on the ground floor. The kitchen is very well equipped and has almost every utensil needed to make an impressive and exciting dinner. The living room, with dining area and a sofa, is open all the way from the floor to the pitch of the ceiling where it joins the living room of the upper floor. There is a ping pong table, sofa and TV on the second floor.
There are 4 bedrooms in the house, 2 upstairs and 2 downstairs. Further there are two bathrooms and a sauna with direct access to the deck and the jacuzzi.

Tynningö is a lovely island, 2.5 km long and 1 km wide, with beautiful nature, rich wildlife and plenty of sea birds. Here you can go fishing, biking and walking on small gravel roads and trails in the forest. There is also a hiking trail around the island. During summer and autumn there are plenty of mushrooms in the forest available for picking.

The beach is located 600 m walking distance from the house, and the public boats stop nearby. If you fancy a swim in the beautiful and warm lake Insjön, you can walk there in less than 15 minutes. The clear waters are very inviting. There is a child-friendly sandy beach at the other side of the lake, about 3.5 km away. Insjön is known for its clear crystal-clear waters which warm up quickly when the sun is out.

On the island about 800 m from the house there is a small self-service country store with a surprisingly large assortment, vegetables and meat from the local area, dairy products and spices, etc.
The store is open every day during the summer whenever you want if you first registered as a customer with your bank ID. Foreign guests who wish to shop should first contact the store manager via a phone number at the store's entrance to obtain a temporary account.
In summer, there is usually also a bread van from Skeppsbro's bakery at the store with very good food bread and coffee bread.
In the northern part of the island there is a kiosk during the summer.

The pearl of the Stockholm archipelago, Waxholm, is accessible by public boat with regular departures from Tynningö. This true gem is a real summer hub for all the boats trafficking the archipelago and the route in to Stockholm. Waxholm is a great place to sit around and people watch while enjoying a home-made ice cream from one of the ice cream bars nearby. You could also stroll the cobblestone streets and look at the beautiful century-old houses, visit the park with mini golf and a large playground, or visit boutiques, galleries and cafes. In the old building Hembygdsgården, you can enjoy amazing cakes and coffee. If you enjoy historical excursions, we highly recommend you visit the impressive Waxholm fortress, located a couple of minutes' boat ride from central Waxholm. You can get your grocery shopping done at the Coop grocery store in Waxholm and bring it back to the house.

Värmdö's main village Gustavsberg offers many shops and various services, restaurants and cafés. Around the harbor area you will find different cultural experiences and activities, dining, shopping and much more. Gustavsberg also has an indoor water park, relaxation area and gym. Entrance fee applies to both swimming, usage of the gym and group training. Värmdö has plenty of activities and excursions for its visitors to enjoy. Public boats with destinations Stockholm, Waxholm and Sandhamn depart from Tynningö. The house can be accessed by car and car ferry as well as by boat. The car ferry Norra Lagnö-Tynningö route takes about 10 minutes and departs about 2-3 times every hour.
